Mérida: top developers and their key projects
Mérida is one of southeast Mexico's fastest-growing real estate markets with sustained demand. Inventory concentrates in four corridors: north (Temozón, Cholul), east (Conkal), Periférico-Airport, and historic center.
North: the consolidated corridor
Temozón Norte and Cholul hold the bulk of premium residential developments. Shopping centers, international schools, and fast Periférico access drive value. Developers with the longest verifiable track record operate here.
East: Conkal and demand pressure
Conkal saw a supply explosion between 2022 and 2025. There are serious developers and opportunistic ones. Verify the actual delivery dates of prior projects before buying off-plan.
Periférico-Airport
Natural axis for mid and upper-mid housing. Good connectivity, but require information on municipal sewer connection — some subdivisions still rely on private treatment plants.
Historic center
Market of colonial-house renovations. The risk is not the developer — many are boutique — but structural integrity and INAH restrictions if the property is heritage-cataloged. Request a structural study and INAH confirmation.
What to look for in a Yucatán developer
- Verifiable physical address in Mérida or metro area
- Three or more delivered projects in the last five years
- Articles of incorporation with identifiable partners
- No recent PROFECO rulings against
- Willing to show contract and plans before deposit
2026 trends
Growth in vertical housing supply in Cholul. Increase in projects offering guarantee trusts as a differentiator. Some national developers that entered in 2023 now face the test of delivering on time.
